Open Houses and In-Person Showings of Tenant-Occupied Properties Prohibited Under April 8 Directive

While Realtors are still designated as an “essential” business in the State of Nevada, all Realtors should exercise extreme caution in any in-person showings. This is important to help limit the spread of Covid-19 and reduce the number of members of our community infected with the virus. Additionally, if Realtors engage in risky activity that suggests allowing in-person showings presents the people of Nevada with unacceptable risks of further Covid-19 spread, the Governor has shown no hesitation to issue directives prohibiting such activities previously deemed “essential.” Many businesses are fully closed down at great cost and sacrifice; I feel a moral obligation to support them by doing everything in my power to curtain the virus so this shut down can be as effective and as short as possible.

On April 8, 2020, the Governor issued a further directive prohibiting open houses. The Nevada REALTORS® does not support any open house activity at this time. Further, to protect tenants, in-person showings have been deemed impermissible in properties where tenants are residing.

According to general counsel for Nevada REALTORS®, “[o]ne on one showings are still allowed under the Governor’s order, as long as it is not occupied by a tenant.” But she adds this important caution. “Remember, REALTORS® engaged in real estate sales during the state of emergency shall adopt precautionary measures and COVID-19 risk mitigation practices to minimize the risk of spread of the disease and are encouraged to avoid in-person transactions and services to the extent practicable.”
