Where Are These Buyers Coming From?

It is well known in Reno/Sparks that migration from neighboring states has fueled housing demand and price increases. A less appreciated—but likely more substantial—contributing factor is the number of households moving from renting into (or back into) homeownership. With low interest rates and ostensibly rising prices, a lot of households are motivated to secure homeownership sooner rather than later. This is fueling demand not only in Reno/Sparks, but across the United States.

Washoe County’s percentage of homeownership is even lower than the national average. As of 2018, 57.8% of housing units in Washoe County were occupied by their owner. The percentage of owner-occupation nationally in 2018 was 63.9%. A lot of buyers in the area are renters transitioning to homeownership.
